Abstract
Transition of land rights is a right to move land rights from person to legal entity. In the transition of law it occurs because of legal actions and legal events. Legal events can occur due to inheritance, whereas in legal actions themselves occur because of buying and selling, exchange and grants. Legal acts that occur because buying and selling are usually carried out by the occurrence of agreements and under the hand. But in society there are still many that are done under the hand, namely by using customary law or carried out before a notary. Legal Protection Against the sale and purchase of land that has not been registered obtains preventive refressive legal protection and legal protection, namely protection to resolve disputes in court, if the protection is carried out by good faith. In an effort to obtain legal certainty about buying and selling land that has not been registered, namely by registering land in order to get a legal certainty. Land registration itself aims to provide legal certainty and organize a land administration. With the existence of land registration will get legal protection that feels that it will not get disturbance and lawsuit from other parties. To guarantee a legal certainty, the transition of land rights through buying and selling is the need for formal requirements for sellers of land rights and also related to the procedure for the transition of land rights. Buying and selling must be proven by the deed made in front of the Land Deed Making Officer (PPAT).
